Since 6 July 2006, landlords of HMOs can be subject to a fine for non-compliance with the Housing Act 2004.
Buy-to-let mortgage lenders will require the borrower to have a licence and be a ‘fit and proper’ person.
An HMO will typically be a property which is let to 3 or more tenants who form 2 or more households and who share a kitchen, bathroom or toilet, or a building which has been converted into self-contained flats where the conversion did not meet the standards of the 1991 Building Regulations.
